How will your home be shown?
 

Each showing is important. We only need one buyer, but we don’t know which one! Let’s discuss the showing process that best fits your situation.

Your home may be shown in one of the following ways:

By appointment with the occupant of the home.

By appointment with me.

By calling first, and using the key in the lock box if no one is home.

We will discuss each of these methods, and choose the way that is most appropriate for you.

NEVER allow a showing to an individual who comes to the door without a Realtor. If this should happen, request that they schedule an appointment. Our number is on the sign.

Children and pets
 

If you have children, it’s very important to educate them on the showing procedure.

Children should know that a prior phone call from the agent is required for a showing.

When the agent arrives, they should receive their card, and then wait outdoors during the showing, if possible.

TV’s or stereos should be off.

They should have my cell phone number available in case they have a question.

We need to talk about how best to work with pets during showings, since this is their home too.

Working with other Realtors
 

Be aware that Realtors may be juggling lots of homes, and it is difficult to set precise times.

Allow a window of at least 30 minutes or more for arrival.

You may ask the Realtor to call you again when they are 15 minutes away.

Sometimes Realtors call for a last minute showing after driving by your house.

If you are not at home, this works for both you and the buyer.

If you are at home, this will be "short notice" for a showing. If you are prepared for a showing, invite them to come in. If not, feel free to let the agent know that you need some time to prepare the house.

Always thank Realtors for trying to show your home. We want them back!

How to Show Your Home
 

Have your home perfectly clean and clutter free.

Leave all drapes and blinds open. Natural light sells houses!

Turn on lights and lamps throughout the house. If you are gone all day, leave blinds open and a few lights on.

Turn on soft music. KMFA offers classical music with no commercials.

Do not leave televisions on.

Have the temperature cool in summer and warm in winter.

Use pleasant scents, such as a candle, or potpourri. Do not leave candles on when you are not home.

Have brochures laid out for buyers.

If you have pets, we need to discuss a strategy for showings.

If your security system is on, leave a note directing agents to the pad to disarm.

Do not be present for the showing. Sit outside or run an errand. Never take over the showing.

When you are there, buyers may feel that they are intruding. They will not discuss changes they might make, or how they would use the space. This will limit the time spent in your home.

Buyers need to make an emotional commitment to your home. They usually want to look at your home quietly for a few minutes.

Most agents will allow the buyer to get a feel for the house before discussing it with them.

 
Buyers focus on the overall neighborhood first, then lot and street appeal, then the style and floor plan of your home. If all of the above works for them, and they are emotionally attracted to your home, they suddenly become very strong potential buyers. Real buyer candidates often appear critical of the home and voice more objections than a casual looker. Choosing a home is essentially an emotional decision supported by good reasoning and facts.
