Have your home perfectly clean and clutter free.
Leave all drapes and blinds open. Natural light sells houses!
Turn on lights and lamps throughout the house. If you are gone
all day, leave blinds open and a few lights on.
Turn on soft music. KMFA offers classical music with no commercials.
Do not leave televisions on.
Have the temperature cool in summer and warm in winter.
Use pleasant scents, such as a candle, or potpourri. Do not leave
candles on when you are not home.
Have brochures laid out for buyers.
If you have pets, we need to discuss a strategy for showings.
If your security system is on, leave a note directing agents to
the pad to disarm.
Do not be present for the showing. Sit outside or run an errand.
Never take over the showing.
When you are there, buyers may feel that they are intruding. They
will not discuss changes they might make, or how they would use
the space. This will limit the time spent in your home.
Buyers need to make an emotional commitment to your home. They
usually want to look at your home quietly for a few minutes.
Most agents will allow the buyer to get a feel for the house before
discussing it with them.
